Choosing An Architectural Designer: Points To Consider
  1. Prepare your design brief and then be prepared to visit each Designer you consider ‑ don't ask them for a price over the phone as misinterpretation can easily occur causing confusion about the project, and may result in an inaccurate price being given.

  2. Ask to see some of the Designer's previous work and enquire if you are to receive the same standard of work. Are 3D images or exterior flybys of the project included with the preliminary plans?

  3. What is your impression of the plans you have been shown? Plans need to be clearly set out and easy to read, as up to 18 sub‑trades may be required to work from them. You need to consider how many sets of plans you require, i.e.; do you require the minimum for the Building Consent Application or do you require more sets for costing purposes etc?

  4. Inform the Designer of your budget. Ask whether the budget is realistic in relation to your proposal.

  5. Would you like the Designer to obtain the Project Information Memorandum, Building Consent, structural engineering, etc on your behalf? It is important to enquire whether these specific fees need to be paid separately or whether they are incorporated in the Designer's fee.

  6. Will the plans be prepared using a draughting machine or will the plans be computer generated? If they are compiled on a computer is it possible to take flybys or 3D images home to view on your own PC without having to purchase the drawing package?

  7. Once you have met with the Designer and provided them with the necessary information, ask f or an estimate of his fees for the project. Establish exactly what will be provided and what is included in this fee.

  8. Does the Designer have professional indemnity insurance? What would happen if there was a problem with the plans on site? Would the Designer be prepared to visit the site and discuss the issues with the builder? Would there be additional charges?

  9. Does the Designer have relevant and up‑to‑date Building Code documents? Can the Designer provide you with cost effective designs using NZS 3604:1999?

  10.  Which designer do you feel most comfortable with? Do you think you could freely say, "I don't like it. Can we have a go at changing it?" without the fear of upsetting them?
