What it there's not enough crawl space under the house? That's when it gets messy, because holes have to be cut in the floor ... one per pile. We {A Grade Building and Repiling) are the 'only' repilers that offer trenching underneath as an alternative!{See photos left} No spoiling of beautiful timber floors, or bothering inside living. This can take an additional 1 to 2 weeks if this option is chosen. As you can see on the photos, trenching is the only way to repile. if A. You want to remain in the house, B. Tenants don't need to be moved out, C. You like polished floor boards without big ugly square holes everywhere. D. You can move the settlement day sooner and get out of your old house quicker, without having to rely on somebody {other than A Grade Building and Repiling}, to keep there word and finish the job on time! Makes you think! Then again, carpet is warmer E. you'd like underfloor insulation to make those polished floors a lot warmer come winter!, F. If its an older house with very few power points, makes it easier for installation. G, plumbing replacement and installment. ! There are numerous diverse and interesting things we can do to your dream house. Thats what I'm here for! All it takes is a call....
A quick note to compare apples with apples! We take out and replace ALL old piles. You do not want new piles in different places as this means the house is not being correctly supported. Cowboy repilers will endeavour to do this as its quicker and cheaper for them. Unfortunately you are left with the consequences!

Getting back to the repiling blurb- On Relevelling. As the house straightens, after years of contortion and droop, recently fitted windows can shatter wall linings and wallpaper may rip, and new doors (that is doors that have been fitted after the house has dropped) may bind. At completion, we will - at no extra cost - ease all windows and doors affected by relevelling. Or just go ahead and get this done to your house. No need for relevelling and repiling, we'll just build a new drive and Double garage. 5 Connaught Tce, Brooklyn. Drive past and look for your selves.....

Not every house can be brought back to absolute true. Floor joists can develop a permanent bow, this in the trade is referred to as the "memory in the floor". Although we will try our damnedest to achieve 100% relevelment. Permanent bows can be fixed, but are not simple relevelling jobs and are done as an extra job to the quote. What we basically do is remove the old bearer, undercut the floor joists and place in-situ, new "straight", timber! Old houses are very easy to relevel, in most cases, but when rotten frame work and/or rotten sub-floor framing is included in equation, things can get a little differcult and more expensive! Please take into consideration age of house, proximity to ground, condition of weatherboards {twisted weatherboards allow moisture to get in and rot out studs}, newly fitted windows, newly gib-boarded plastered and painted walls! All of which make relevelling all the more differcult. Any house can be relevelled, but not all will turn out 100% better. Please remember this in the planning ahead stage that not always, can I perform miracles! I will try my very best and keep you over informed if anything to progress in this regard! Although many builders will repile, we specialise in this field. And as with any business, there are shysters out there. Look for building qualifications and experience, and ask for references, all of which are standard, as part of my comprehensive quotation. Shonky repilers might leave concrete out of the pile holes or neglect to correctly fix piles to sub-floor framework, in the confident expectation that no-one is going under there to check. They will also prefer to do "Cash" jobs, for a heck of a lot cheaper, and leave vital fixtures and pile depth and relevelment out of the equation. What it means to you is cheap, shoddy cowboy type work. This "cash" work also never carries any form of "GUARANTEE". 'A' Grade Building and Repiling, guarantees all it's work for 10 years! I would, free of charge be very happy to supply you with a written Quotation, but ask you leave leeway for rotten bearers or joists that need replacing, or stuffed weatherboards that can't be nailed back.
I won't simply repile a house; I'll relevel it as much as humanly possible near its original level. I will also reset misaligned locks, and plane the odd door or window back to square.
If repiling is the first thing you do to your dream home-to-be, it becomes the foundation of all subsequent improvements. A cash job without a consent is fraught with risk. Doing it twice is always more expensive than doing it well ... once.
